Zonolite Trust Reimbursement Is Being Reduced — If You Have Vermiculite, Now Is the Time to Act

If you have vermiculite insulation in your attic and have been thinking about having it removed, there is some important news from the Zonolite Attic Insulation (ZAI) Trust.

And unfortunately, it isn’t good news.

The ZAI Trust has notified abatement contractors that it is reducing the maximum reimbursement available to eligible claimants by approximately 35%.

The current maximum reimbursement is $5,397.48. Under the announced change, that maximum is being reduced to $3,508.36.

That’s a difference of nearly $1,900.

So, to borrow an old saying: get while the getting is good.

There Is Still a Window to Qualify Under the Current Reimbursement Structure

The good news is that the Trust has provided a grace period for homeowners who act now.

According to the notice we received, claims already on file — or filed by November 30, 2026 — may remain eligible for the current payment percentage, provided all requirements for payment are satisfied by January 31, 2027.

That January deadline is important.

Simply starting a claim isn’t enough. The abatement and any eligible re-insulation must be completed, product identification must be established, and the required invoices, photographs, proof of payment and other claim documentation must be submitted and accepted in accordance with the Trust’s requirements.

If the claim isn’t complete in time, it may be processed at the new, lower reimbursement rate.

Why Is the ZAI Trust Reducing Payments?

The ZAI Trust was established through a court-approved settlement funded by W.R. Grace to help eligible property owners offset a portion of the cost of removing Zonolite Attic Insulation.

The fund isn’t unlimited.

The Trust reports that claim volume has been higher than anticipated, and it has an obligation to preserve funds for future property owners who discover Zonolite insulation. As a result, reimbursement percentages can be adjusted as available funds and claim volumes change.

In fact, the Trust currently warns claimants that payment percentages may decrease over time and that future reductions can occur with little notice.

What Should You Do If You Have Vermiculite?

First, don’t assume that every type of vermiculite automatically qualifies for reimbursement. Eligibility depends on establishing that the material is Zonolite brand insulation and satisfying the Trust’s other requirements.

But if you have vermiculite insulation and have already been considering removal, this announcement gives you a pretty compelling reason not to put the decision off until next year.

The difference between completing an eligible claim under the current structure and waiting until after the change could potentially be close to $1,900.

And there’s another important point: the Trust itself cautions that reimbursement percentages could be reduced again in the future as claim volume and available funding change.

In other words, today’s reduced reimbursement isn’t necessarily guaranteed to be tomorrow’s reimbursement either.

Don’t Wait Until January

January 31 may sound like plenty of time.

It isn’t.

The project has to be scheduled. The vermiculite has to be properly removed. Documentation and photographs need to be collected. Re-insulation may need to be completed. Invoices and proof of payment need to be assembled, and the claim needs to satisfy the Trust’s requirements.

Trying to put all of that together during the last few weeks of January isn’t a strategy we’d recommend.

If you have vermiculite in your home and were already considering having it removed, now is the time to investigate whether you qualify and get the process moving.

At HEPA Environmental Services, we’ve performed vermiculite removal projects throughout Northeast Ohio and have helped many property owners understand the documentation associated with ZAI Trust claims.

The final determination of eligibility and reimbursement always belongs to the ZAI Trust — not HEPA or any other contractor — but we can make sure the removal side of the project is handled properly and help you understand the documentation you’ll need from us.

The Bottom Line

The maximum ZAI Trust reimbursement is scheduled to drop from $5,397.48 to $3,508.36 — approximately a 35% reduction.

If you’ve been staring at that vermiculite in your attic and saying, “I’ll deal with it someday,” someday may have just received a deadline.

Get while the getting is good.
